REDCHURCH STREET Basement Complex Logistics Rooftop Extension Info box:Client: Raycliffe RedArchitect: 3144 ArchitectsValue: £2.5m The project involved the renovation, structural alteration and extension of an existing building situated at 58-60 Redchurch Street, Shoreditch, London E2 The works included the addition of new partial basement, the addition of third floor and partial fourth floor using light weight construction techniques. Retention of existing ground floor retail spaces with associated use within the new basement. Allowance was also made for Allpress Espresso to retain possession of part of the property throughout the build period. The upper floors provide 16 hotel rooms for boutique hotel, Soho House. Significant structural alterations included reconfiguration of the staircore and the addition of a new lift, removal and lowering of the ground floor slab including temporary propping, demolition of a rear extension and the construction of a new infill. The fenestration and façade infill panels were also replaced. A double boarded scaffold gantry was erected at first floor level spanning across the Club Row pavement. An access scaffold was erected off of the gantry and a goods hoist located on the gantry. Temporary steelwork was erected at roof level to support the existing roof structure where it abuts the Club Row party wall. Temporary propping was installed to eliminate the risk of any movement to the Club Row party wall A significant driver behind this complex project was the desire to achieve occupation as early as possible to commence trading in the Autumn to capture Christmas trading as both retail units had been pre-let.

The Gate Community Church

The existing inadequate and poor quality church building will be demolished to allow a new church building to be constructed on the site, with associated landscaped grounds and improved parking. The new church building is sited approximately on the footprint of the existing church building, but utilises a two storey design plus a pavilion in the roof zone to optimise the use of the site and provide a variety of spaces better suited for the current uses of the building. There will be a new, welcoming entrance foyer, church café, commercial kitchen/ servery, flexible worship space, meeting rooms, and associated toilet provision at ground floor level, with flexible meeting/teaching spaces and associated toilet facilities at first floor level, with offices, prayer room and art studio at the roof level.

City of London Boys School

CITY OF LONDON BOYS SCHOOL Occupied Site Complex logistics H&S interface Info box: Client: City of London Architect: Tim Ronalds Architects            Value: £2.2m Following a single stage framework mini competition, Neilcott was appointed to undertake reconfiguration & remodelling works at the City of London School for Boys. Works include: At the North of the building the existing squash courts and fencing salle have been converted into a new split-level gym at Level 1 and a new multi-purpose space at Level 2. This involves some major internal alterations: sections of wall have been removed, new structure inserted to support the floors above and a new slab formed at Level 2. The dining hall has been refurbished internally and the existing tuck shop removed. At the South of the building on Level 3, a new café has been created in the Middle School common room. In addition, there roof and roof-light replacement works to the swimming pool, sports hall and art department roofs have been undertaken, along with some internal fire stopping, replacement fire doors, replacement of some pool plant and internal fit-out works.

Kingston College

KINGSTON COLLEGE Window replacement works Live college environment Constrained site Complex logistics Info box:Client: South Thames College Group   Architect: ECE Architecture London        Project Manager: Validus LM                Value: £1m   Neilcott was appointed under a JCT Design & Build Contract to undertake remodelling and window replacement works at Kingston College. The site is a busy student campus comprised of interlinked buildings of differing ages. The main structure is the 10-storey S2 tower, which the majority of the works are centred around. The site has road frontage to Kingston Hall Road to the North and Penrhyn Road to the East. Works are being undertaken in 2 phases with the first phase (1A) successfully completed in September 2020 comprising north facing window replacement £905k and enabling works £300k .The second phase of works 1B are currently in progress and will see the replacement of the remaining window elevations of the S2 tower and construction of a two-storey wraparound extension to create a new open plan area to provide a welcoming entrance and connect students to main campus facilities. Phase 1A works:Enabling works to temporarily relocate the public entrance and associated accommodation and services Replacement of the current single-glazed Crittall windows to north elevation windows. In renewing the windows the existing external elements of the facade, concrete columns, aggregate panels and parapet will be Doff cleaned. Alterations to elevations including ground infill, first and second floor elevation enhancements. Phase 1B works: New double height entrance building and multi-purpose space extension. Refurbishment of the ground floor circulation and the creation of a Student Services office with associated rooms, security desk and additional WCs Refurbishment of the first floor circulation Creation of an LRC with associated spaces. The open plan entrance will seamlessly connect with the new student hub and dining area, interfacing with other key areas of the college including the theatre, student services and the employability hub. LISTER COMMUNITY SCHOOL Occupied school site H&S interface Adjacent modular construction Multi-stakeholder engagement Info box: Client: London Borough of Newham Architect: Rivington Street Studios        M&E Consultant:  Conserv             Value: £1.5m   Lister Community School expansion is one of our latest projects with Newham, following successful completion of 18 education schemes over the last 10 years, with values ranging from £1m through to £21.5m (total £80m).  Collaborative relationships, proven efficiency, value for money and quality performance influenced our appointment through competitive two-stage design and build procurement to undertake these complex remodelling and extension works alongside a concurrent new build modular expansion. Multi-stakeholder engagement and close communication has been critical to minimise disruption and ensure H&S when working across multiple areas within the live school site. Our works on-site include: JFK Building – Internal remodelling of existing classrooms, with external hard and soft landscaping works Library – A new steel frame extension along with external hard and soft landscaping works to form the library garden.  Second floor – Conversion of an existing external garden area into an internal science class room, along with remodelling of the existing science class room Dance studio – converted into a lecture theatre, included the installation of 2 mezzanine floors at first floor level Café/Fitness studio – included the remodelling of the existing drama areas, and a steel frame extension to the front of the site that formed a new café area. Neilcott was appointed to demolish seven garages within the existing Wellington Road Estate and undertake design and construction of two new three-storey townhouses within the garages’ previous footprint.  The new townhouses are affordable homes for social rent, built as three-bedroom homes, designed especially for families to address local need, with each designed for up to five people. Each house has its own private garden, with practical attractive landscaping, planting and paving. High quality materials were used, including brick in-keeping with the surrounding buildings.  In-line with Westminster City Council’s Climate Emergency declaration, the new homes have been built to modern, highly energy-efficient specifications to achieve Zero Carbon standards. Following on from successful delivery of 17 new homes at 7-storey Pelier Street Neilcott was appointed to demolish the existing building on-site and undertake design and construction of a new 2-4-storey residential building as part of their drive to deliver new homes on under-utilised Council land.  The Sedgmoor Place scheme will provide 13 light, spacious high-quality new homes (maisonettes and flats) comprising: 4 one-bed homes, 6 two-bed homes and 3 three-bed homes. All will be allocated as secure council tenancies at council rent and 50 percent will be offered to local residents in housing need.The new building is predominantly traditional masonry construction with a flat roof over, consisting of: Mass concrete strip foundations, Reinforced in situ concrete slab, Masonry cavity walls, Floor construction will be precast concrete planks and timber joists, Roof construction will be a warm roof decking. The scheme will also include cycle storage and improvements to landscaping and street frontages.  Located with direct street frontage and close residential neighbours, H&S interface, strict segregation, transport planning & environmental measures are of utmost importance to minimise disruption within the local community.

Neilcott has been appointed following a competitive single stage procurement to undertake design and construction of an Integrated Medical Centre (IMC) in Corringham. The Corringham facility is the first of four IMCs to be built across the borough, with the others due to be built in Grays, Tilbury and Purfleet. The new IMCs will bring together a range of services under one roof, including blood tests, mental health services for adults and children and other primary care services.  As Principal Contractor, Neilcott is responsible for developing and completing the design from RIBA stage 4, working with the project’s original architect Frank Shaw Associates to retain valuable project knowledge within the team. The ScopeThe new two-storey integrated medical centre will provide 1220m2 of purpose-built new facilities and associated external works.
