Neilcott was appointed to demolish seven garages within the existing Wellington Road Estate and undertake design and construction of two new three-storey townhouses within the garages’ previous footprint.  The new townhouses are affordable homes for social rent, built as three-bedroom homes, designed especially for families to address local need, with each designed for up to five people. Each house has its own private garden, with practical attractive landscaping, planting and paving. High quality materials were used, including brick in-keeping with the surrounding buildings.  In-line with Westminster City Council’s Climate Emergency declaration, the new homes have been built to modern, highly energy-efficient specifications to achieve Zero Carbon standards. Neilcott has been instrumental in developing tender specifications to achieve the required performance through: Additional PV panels Increased wattage of the original PVs shown at planning stage Gas fired boilers with flue heat recovery Enhanced building fabric u-values Detailed planning and multi-stakeholder engagement has been critical, with residents in close proximity and a concurrent construction project directly adjacent.

Neilcott was appointed to design and construct eight new three-storey townhouses across two separate site locations on former garage sites. The new dual aspect townhouses are affordable homes for social rent, built as three-bedroom homes, designed especially for families to address local need, with each designed for up to five people. Each house features its own private garden, with practical attractive landscaping, planting and paving. High quality materials were used, including brick in-keeping with the surrounding buildings. In-line with Westminster City Council’s Climate Emergency declaration, the new homes have been built to modern highly energy-efficient specifications. Following on from successful delivery of 17 new homes at 7-storey Pelier Street Neilcott was appointed to demolish the existing building on-site and undertake design and construction of a new 2-4-storey residential building as part of their drive to deliver new homes on under-utilised Council land.  The Sedgmoor Place scheme will provide 13 light, spacious high-quality new homes (maisonettes and flats) comprising: 4 one-bed homes, 6 two-bed homes and 3 three-bed homes. All will be allocated as secure council tenancies at council rent and 50 percent will be offered to local residents in housing need.The new building is predominantly traditional masonry construction with a flat roof over, consisting of: Mass concrete strip foundations, Reinforced in situ concrete slab, Masonry cavity walls, Floor construction will be precast concrete planks and timber joists, Roof construction will be a warm roof decking. The scheme will also include cycle storage and improvements to landscaping and street frontages.  Located with direct street frontage and close residential neighbours, H&S interface, strict segregation, transport planning & environmental measures are of utmost importance to minimise disruption within the local community.

ROCHESTER WAY Community Liaison Affordable Housing Shortlisted for RIBA London Award 2020 Info box:Client: Meridian Home StartArchitect: Peter Barber Architects          Project Manager: Royal Borough of Greenwich                                                Quantity Surveyor: Martin Arnold Ltd      Value: £8.5m We were appointed by Meridian Home Start Limited, the Royal Borough of Greenwich’s Housing Development arm to assist in their commitment to delivering new high-quality homes and sustainable communities, through the development of small plots of land around the Borough which are vacant, under-utilised or problematic.  The works consisted of: The demolition of the existing building The construction and internal fit-out of 29 units for affordable rent (23 houses, 3 maisonettes and 3 flats) The construction of a non-residential community building With the site situated at the junction of two residential areas, we ensured that our work caused the minimum of disruption to our neighbours and communities.  A Community Liaison Officer was engaged on the project, managing community engagement and information flow.  Dust suppression, wheel washing, and noise and vibration control were implemented throughout the works, and CLOCS requirements were communicated to all subcontractors and suppliers. Brick by Brick appointed Neilcott to construct a timber framed residential development of 20 units for sale split over two sites. The project included: The demolition of the existing garages The relocation of the substation The construction of one three-storey building comprising ten flats (Block A) The construction of one, part three, part four-storey building comprising three houses and seven flats (Block B) External works including external bin and bike stores, substation, car parking, landscaping, and other associated works.

ST MUNGO’S Occupied Site SFS Frame Community Liaison Info box:Client: St Mungo’sArchitect: Proun                                  Quantity Surveyor: Philip Pank Partnership                                                  Project Manager: Philip Pank PartnershipValue: £3.8m St Mungo’s work to prevent homelessness and support people at every step of their recovery from homelessness.  Each night they offer a bed to approximately 2,700 people across the south and south west.  We were appointed by St Mungo’s to undertake an expansion to their existing facilities at their premises in Hither Green. The project comprises the refurbishment and development of a single-storey extension to create a larger Assessment Centre for 37 clients with modern administration facilities for “No Second Night Out” (NSNO).    The existing hostel (Garden House) underwent extension, refurbishment and conversion into Staging Post accommodation, which is connected to and administered by No Second Night Out’s Assessment Centre. This provides 43 refurbished short-term bed spaces for people during the transition to their own private accommodation. Additionally, a replacement new build hostel was constructed using light weight metal framing, to the rear of Garden House and proving 28 additional beds.  This development provides modern facilities along with improved assessment capabilities and support programmes. “I’m particularly pleased that clients were involved in the design of these buildings, for example, choosing the paint colours in Hilda House and shortlisting the name itself. We were appointed by Brick by Brick to design and construct a part four- part five-storey building comprising 14 flats and 227sqm of commercial space together with landscaping and other associated works. It is designed as a steel framed building with SFS infills. The development makes use of an underused site in the heart of Station Road within the South Norwood Conservation Area and District Centre. The ground floor commercial space was designed to accommodate a range of uses including a retail cafe or community space.  The upper storeys comprise 14 residential units. Where openings are created on the building, feature banded brickwork is inserted to appear as if it is calibrating the solid components of the facade. Neon signage is proposed to make reference to the Art Deco history of the adjacent site.

MARYLEBONE LANE Steel Frame Basement Temporary Works Party Wall Info box:Client: Howard de Walden EstatesArchitect: Capita plcQuantity Surveyor: Robinson Low Francis                                                          Project Manager: Capita plc                Value: £7m This project for Howard De Walden Estates included substantial reconstruction of parts of the building behind retained facades and reconfiguration of both residential and retail units. The smaller retail units were combined into 3 larger units with the exception of one retail unit which remained unchanged and operational throughout the works. The 7 existing multi-storey apartments were replaced with 14 new single floor apartments and 2 duplex apartments. To comply with the requirements of disproportionate collapse, large sections of the existing timber floors were replaced with new concrete floors, supported in a new steel frame constructed within the constraints of the existing shell. Additionally, new steelwork was installed within the existing retained timber floors/walls. A temporary roof maintained a waterproof environment during the removal of the existing roof and rear facade. Internal floors had new support steels installed, with other strengthening works to form new opening in party walls.

MARTHA JONES HOUSE RC Frame Network Rail BAPA Communal Facilities Info box:Client: Vauxhall Square OneArchitect: Mountford PiggotQuantity Surveyor: Gardiner and Theobald                                                      Project Manager: Gardiner and Theobald Value: £8.5m  Vauxhall Square is a mixed-use scheme that includes private residential units, hotel, offices, cinema, restaurant and shops, with affordable housing and a replacement homeless hostel, Martha Jones House, as keystone elements enabling construction commencement of the wider project.  Neilcott was appointed to undertake the design and construction of the purpose built 50-unit, eight storey hostel. The hostel is constructed as a structural RC frame with a brickwork façade, including a feature pre-cast concrete band at each level. Rooms are distributed over five floors, with a reception, IT suite, staff areas, offices and surgery located at ground level. Activity rooms, laundry and main kitchen located on the first floor. There is plant area on roof level within its own steel enclosure.  The site is located between an occupied building to the North, the railway viaduct to the East and Wandsworth Road to the West all of which demanded that construction operations were effectively planned prior to start on site.  In addition, the car repair garage in the viaduct at the Wandsworth Road end of New Lane, remained operational throughout construction works. Neilcott undertook ground movement analysis and the effect of the piling design both upon the Network Rail Asset and the surrounding buildings, on behalf of the Client prior to contract award. “All parties were delighted with the quality standard achieved and at Practical Completion there were no defects or outstanding items noted. ORDNANCE ROAD Brick Awards Finalist Community Liaison Winner RIBA London 2019 Award Affordable Housing Info box:Client: London Borough of EnfieldArchitect: Peter Barber Architects         Quantity Surveyor: Mott MacdonaldValue: £3.4m We were appointed by London Borough of Enfield’s Housing Department and Renewal team for the development of 15 houses at 65-69 Ordnance Road as part of its ongoing Small Housing Sites Rolling Programme.  As Principal Contractor with responsibility for design from RIBA stage 4 under a JCT Design and Build contract, Neilcott worked with the architect Peter Barber Architects and appointed the remaining design team to develop and complete the technical design, which had already achieved Planning Approval. The residential accommodation comprises 11 three-bedroom terraced houses and 4 one-bedroom courtyard houses, two of which are wheelchair accessible. The dwellings were designed to a high standard with generous living space and external amenity spaces. The houses were constructed in good quality rustic cream brick facades feature arched entrance ways and a notched profile which articulates each separate house.  All houses are for affordable rent and are owned and managed by Enfield Council.  Recently winning the RIBA London 2019 Award, the project was also highly commended by LABC and a finalist at the Brick Awards. “Enfield Council are also to be congratulated on their intelligent approach to procurement, using medium scale contractors deploying traditional building skills to deliver excellent value for resident and taxpayer alike.”                                                      RIBA Judges 2019
