A Sports Hall, Assembly Hall and Hydrotherapy Pool provision create a central shared spine between the primary phase and future secondary phase. Pupils are accommodated in mixed need 8-9 pupil classrooms with up to 4 staff. The focus at Abbey Court is to deliver a flexible, personalised approach in order to meet the wide range of learning difficulties and individual needs, ensuring that all pupils maximise their progress and personal achievement in relation to their abilities. This ‘whole person’ multi-agency philosophy helped inform and develop the layout for the new school building with input from teaching staff, therapists, pupils, parents, governors, user groups and the local community. Previously procured via two stage framework, the project was £1m over budget and client/contractor could not reach agreement, therefore the contract was re-tendered via the open market. Neilcott impressed the client team by identifying creative value management solutions at tender stage to secure appointment and unlock delivery. We developed a CLT solution to achieve the required savings without reducing the scope of the project, also offering a reduced construction time to enable completion within 12 months. “Neilcott proactively engaged with the school to develop a specialist understanding of the educational needs of its pupils. BRADFIELDS ACADEMY Specialist SEN facilities CLT Construction ‘Breathing Wall’ units used as hybrid ventilation strategy Info box:                                  Client: Medway Council                    Architect: Burns Guthrie Architects        Value: £4.1m Bradfields Academy is an innovative and leading specialist SEND provision for students with complex learning disabilities and difficulties. With the increasing need for expansion, the provision of a new build teaching block enables the academy to provide an additional 100 pupil places. The initial brief requested the design and build of a new teaching block, constructed using MMC, to provide 12 general teaching classrooms and 2 activity studios. Assessing buildability and value during the design process, led to the development of a viable design which not only met Employer’s Requirements but provided solutions to onsite challenges. This included the use of vibro-piled foundations to address poor ground bearing capacity and Cross Laminated Timber construction method to lower embodied carbon, enhance air tightness and reduce thermal bridging. ‘Breathing Wall’ units have also been used as a hybrid ventilation strategy to maximise natural air flow and improve mechanical ventilation for better indoor air quality. The new block, situated amongst existing school buildings and bounded by woodland and residential areas, has been integrated within the existing built environment by utilising similar materials and colours. The 2-storey element features brick and timber cladding, with the facade of the single storey featuring Rockpanels Metal Cladding, differentiating the two distinct aspects of the new block, whilst enhancing its visual appearance. The design of teaching and circulation spaces were carefully considered with areas appropriately sized to accommodate pupils with special mobility aids/equipment, and wayfinding schemes incorporated, including the use of contrasting colours and tactile surfaces, to maintain safe and barrier free access. User friendly doorsets and signage with legible lettering and visual contrast have also been used in consideration of the needs of students. Acoustic treatments and finishes were designed so as not to adversely impact on audibility and comprehension for those with hearing impairments, whilst passive ventilation strategies were employed to keep noise levels low within teaching spaces.

Harrow School Dining Hall BREEAM Excellent Phased refurbishment for required continuous use Corporate entertainment revenue generation Info box: Client: Harrow School Architect: Rivington Street Studio Value: £12.9m Following a competitive two stage tender, Neilcott has been appointed to undertake the refurbishment and expansion of the Shepherd Churchill Dining Hall. Originally built in1976 to feed up to 1000 boys and staff, the dining hall now caters for over 3000 meals per day!  The much-needed refurbishment will not only meet today’s needs, but allow for the dining hall to be let out for functions of all types. It is specially designed for (concurrent) co-use in the holidays by young people facing barriers to progress, as well as commercial lets for corporate events and summer schools. Internally, the dining hall will be overhauled in phases agreed with the school to allow continuous school use, whilst we create the new canteen cookline facilities and flexible dining areas. New finishes to these areas will include a mixture of vinyl and tiled floors, hygienic clad and painted walls, perforated plasterboard ceilings alongside exposed soffits. Comprehensive early planning of logistics, segregation and H&S will minimise disruption to the school, which is occupation 24/7 from boarding pupils and community use. Neilcott has also been appointed to undertake complex £13m phased refurbishment to the Shepherd Churchill Dining Hall, harnessing efficiencies and strong relationships across both projects.

BRUNEL UNIVERSITY – QUAD NORTH REFURBISHMENT Complex refurbishment Services upgrades BIM protocols Live University Campus Info box: Client: Brunel University London Project Manager: WT Partnership Value: £4.5m As part of the University’s ongoing estate upgrade programme, Neilcott undertook complex refurbishment works throughout the Quad North Building to enable expansion of the recently established Medical School, establish new Chemical Engineering courses and upgrade the concrete framed building’s condition. Appointed following a competitive single stage design & build tender, Neilcott carefully managed refurbishment & remodelling works requiring phased sectional working & complex decant to minimise disruption to teaching & the student experience: • Section 1A – Refurbishment & fit-out of unoccupied Chemical Engineering labs • Section 1B – Strip-out & refurb of existing Chemical Eng labs following decant • Section 2 – Fit-out and refurbishment of 2nd Floor Medical School • Section 3 – Strip-out and refurb of 1st Floor Psychology Area following decant • Section 4 – Plant and Stock refurbishment works to heating / DCW / FA systems • Section 5 – Refurbishment of Post Graduate Office areas • Section 6 – Refurbishment and new mechanical services within Post Graduate social space and lecture theatre Early site investigations were required to establish asbestos for removal by the university & validate M&E services routings, diversions & protections required to ensure no disruption to occupied areas. H&S interface was critical within this live site, requiring close coordination with university stakeholders & third-party contractor undertaking adjacent works. City of London Boys School

CITY OF LONDON BOYS SCHOOL Occupied Site Complex logistics H&S interface Info box: Client: City of London Architect: Tim Ronalds Architects            Value: £2.2m Following a single stage framework mini competition, Neilcott was appointed to undertake reconfiguration & remodelling works at the City of London School for Boys. Works include: At the North of the building the existing squash courts and fencing salle have been converted into a new split-level gym at Level 1 and a new multi-purpose space at Level 2. This involves some major internal alterations: sections of wall have been removed, new structure inserted to support the floors above and a new slab formed at Level 2. The dining hall has been refurbished internally and the existing tuck shop removed. At the South of the building on Level 3, a new café has been created in the Middle School common room. In addition, there roof and roof-light replacement works to the swimming pool, sports hall and art department roofs have been undertaken, along with some internal fire stopping, replacement fire doors, replacement of some pool plant and internal fit-out works.

KINGSTON COLLEGE Window replacement works Live college environment Constrained site Complex logistics Info box:Client: South Thames College Group   Architect: ECE Architecture London        Project Manager: Validus LM                Value: £1m   Neilcott was appointed under a JCT Design & Build Contract to undertake remodelling and window replacement works at Kingston College. The site is a busy student campus comprised of interlinked buildings of differing ages. The main structure is the 10-storey S2 tower, which the majority of the works are centred around. The site has road frontage to Kingston Hall Road to the North and Penrhyn Road to the East. Works are being undertaken in 2 phases with the first phase (1A) successfully completed in September 2020 comprising north facing window replacement £905k and enabling works £300k .The second phase of works 1B are currently in progress and will see the replacement of the remaining window elevations of the S2 tower and construction of a two-storey wraparound extension to create a new open plan area to provide a welcoming entrance and connect students to main campus facilities. Phase 1A works:Enabling works to temporarily relocate the public entrance and associated accommodation and services Replacement of the current single-glazed Crittall windows to north elevation windows. In renewing the windows the existing external elements of the facade, concrete columns, aggregate panels and parapet will be Doff cleaned. Alterations to elevations including ground infill, first and second floor elevation enhancements. Phase 1B works: New double height entrance building and multi-purpose space extension. Refurbishment of the ground floor circulation and the creation of a Student Services office with associated rooms, security desk and additional WCs Refurbishment of the first floor circulation Creation of an LRC with associated spaces. The open plan entrance will seamlessly connect with the new student hub and dining area, interfacing with other key areas of the college including the theatre, student services and the employability hub. Replacement of windows to S/E/W elevations including Doff cleaning and façade repairs.

Full renewal of all MEP (domestic water, heating, ventilation, electrical distribution, small power, lighting, fire alarm) on Lower Ground Floor, partial renewal of MEP on Ground Floor and 4th Floor, new MEP plant and equipment to main Plant Room, and associated investigation, demolition, and asbestos removal. Wimbledon College of Arts Phase 2A

It is a federation of six arts colleges: Camberwell College of Arts, Central Saint Martins, Chelsea College of Arts, the London College of Communication, the London College of Fashion, and the Wimbledon College of Arts. Neilcott was appointed to carry out Phase 2A works at the Wimbledon College of Arts which involved the de-commissioning, strip-out, refurbishment and modification of the existing accommodation and engineering services to provide new specialist facilities to support their expansion of performing arts courses. This is the first of four phases of College redevelopment and following Neilcott’s success in providing high-levels of client satisfaction on Phase 2A, we are currently negotiating with the UAL for direct award of the subsequent phases totalling c.£8m. The project required the following refurbishment works: Convert the current Ground Floor Wood Workshop into new Rehearsal Studio Convert the current Ground Floor Studios into one space to be used as a Technically Enhanced Studio Convert the 1st Floor Painting Studio into a new Rehearsal/ Performance Studio Convert the 1st Floor Painting Studio into a Temporary Performance Studio Convert the 1st Floor Studio into one space as anew Creative Theatre Tech Room (Design Studio) Convert the current Ground Floor Studios into one space to be used as a Creative Tech Arts (Design Studio) Fit black out blinds to Studio Fabric/ Painting Space The works were largely remodelling of the existing building to create open plan studio areas, with new plasterboard partitions to create a meeting room, office and communal room area. The majority of the remodelled rooms received new plasterboard wall linings incorporating inset rigitone acoustic boards. The existing soffit services were removed, made good and decorated prior to receiving the new studio services. One arts studio received an open plan acoustic felt batten ceiling with exposed services above. Floor finishes were predominately new acoustic underlaid vinyl, including cushioned studio flooring.Exposed soffit required coordination of our supply chain to ensure that existing ceilings were prepared and painted prior to any service installation. All specialist suppliers/subcontractors were briefed on the importance of maintaining a high quality of installation.
