New Project win: Kingston University

Kingston University has approximately 19,000 students and offers a comprehensive range of undergraduate and postgraduate study programmes, providing students with a choice of subjects reflecting their interests and the needs of industry. We are pleased to announce that we were recently appointed to undertake major refurbishment works at Kingston University’s Penrhyn Road Campus. The project comprises the refurbishment of the Ground Floor, covering approximately 4000m2. The project is to be delivered in phases, with work commencing in the currently vacant library space which will be the new home of the Union of Kingston Students. This will be followed by the refurbishment of the current student union space fronting Penrhyn Road into a new Careers Centre. The project scope also captures works to circulation corridor spaces, external landscaping and a new Main Building reception. We very much look forward to improving the facilities at Penrhyn Road Campus to enhance the student experience and allow the university to continue to deliver excellence as one of the top 40 universities in the UK.

Neilcott are Considerate Constructors

All of our sites are registered with the Considerate Constructors Scheme and our site team take great care to abide by its Code of Considerate Practice, designed to encourage best practice beyond statutory requirements.  We are really pleased to report that last week our Sidcup Storyhouse scheme and our project at Wimbledon High School were rated ‘Excellent’ by the scheme’s monitor.  Sites need to score 27/45 to be compliant and our projects were awarded scores of 42 and 43 respectively.  Both sites have      respected and engaged with the local community, considered and minimised our environmental impact and ensured the wellbeing of their workforce.  We are really proud to know that these two Neilcott sites are leaving a positive legacy through the implementation of best practice. Raising money for Naomi House and Jacksplace

After being unable to run our annual Cheltenham event last year due to Covid, we were really pleased to welcome clients and architects back to Balls Brothers, Minsters Court to enjoy an afternoon of networking and the Cheltenham races.  At every event we aim to raise money for our nominated charity of the year via a raffle, with prizes being kindly donated by our longstanding subcontractors.  This year’s nominated charity is Naomi House and Jacksplace. Naomi House and Jacksplace are hospices supporting life limited and life threatened children and young adults from Hampshire, Wiltshire, Berkshire, Dorset and beyond. Naomi House first opened in 1997 to offer care and support to children who were not expected to live until adulthood.  Jacksplace is the only hospice for young adults in the region, offering the care and support they need, but also giving them the independence they often crave. After an incredibly successful event we are pleased to report that we raised £460 for the charity, which will be doubled by Neilcott and added to our running total. 3 Neilcott Projects Shortlisted for RIBA London 2022

We are thrilled to announce that our Forest Gate Community School, Kiln Place residential infill and Sands End Community Centre projects are amongst the 68 buildings shortlisted for this years’ RIBA London Awards. The RIBA has been celebrating outstanding work for over 180 years and their awards and prizes are regarded internationally as a mark of excellence, recognising the best architecture, architects, research and students. This years’ nominated buildings range from schools to office buildings in the heart of the City, to community arts spaces and libraries reflecting the diverse range and scale of projects in the Capital. All shortlisted projects will be assessed by a regional jury with the winning projects announced later this Spring. KINGSTON COLLEGE Window replacement works Live college environment Constrained site Complex logistics Info box:Client: South Thames College Group   Architect: ECE Architecture London        Project Manager: Validus LM                Value: £1m   Neilcott was appointed under a JCT Design & Build Contract to undertake remodelling and window replacement works at Kingston College. The site is a busy student campus comprised of interlinked buildings of differing ages. The main structure is the 10-storey S2 tower, which the majority of the works are centred around. The site has road frontage to Kingston Hall Road to the North and Penrhyn Road to the East. Works are being undertaken in 2 phases with the first phase (1A) successfully completed in September 2020 comprising north facing window replacement £905k and enabling works £300k .The second phase of works 1B are currently in progress and will see the replacement of the remaining window elevations of the S2 tower and construction of a two-storey wraparound extension to create a new open plan area to provide a welcoming entrance and connect students to main campus facilities. Phase 1A works:Enabling works to temporarily relocate the public entrance and associated accommodation and services Replacement of the current single-glazed Crittall windows to north elevation windows. In renewing the windows the existing external elements of the facade, concrete columns, aggregate panels and parapet will be Doff cleaned. Alterations to elevations including ground infill, first and second floor elevation enhancements. Phase 1B works: New double height entrance building and multi-purpose space extension. Refurbishment of the ground floor circulation and the creation of a Student Services office with associated rooms, security desk and additional WCs Refurbishment of the first floor circulation Creation of an LRC with associated spaces. The open plan entrance will seamlessly connect with the new student hub and dining area, interfacing with other key areas of the college including the theatre, student services and the employability hub. Replacement of windows to S/E/W elevations including Doff cleaning and façade repairs.

Wimbledon College of Arts Phase 2A

It is a federation of six arts colleges: Camberwell College of Arts, Central Saint Martins, Chelsea College of Arts, the London College of Communication, the London College of Fashion, and the Wimbledon College of Arts. Neilcott was appointed to carry out Phase 2A works at the Wimbledon College of Arts which involved the de-commissioning, strip-out, refurbishment and modification of the existing accommodation and engineering services to provide new specialist facilities to support their expansion of performing arts courses. This is the first of four phases of College redevelopment and following Neilcott’s success in providing high-levels of client satisfaction on Phase 2A, we are currently negotiating with the UAL for direct award of the subsequent phases totalling c.£8m. The project required the following refurbishment works: Convert the current Ground Floor Wood Workshop into new Rehearsal Studio Convert the current Ground Floor Studios into one space to be used as a Technically Enhanced Studio Convert the 1st Floor Painting Studio into a new Rehearsal/ Performance Studio Convert the 1st Floor Painting Studio into a Temporary Performance Studio Convert the 1st Floor Studio into one space as anew Creative Theatre Tech Room (Design Studio) Convert the current Ground Floor Studios into one space to be used as a Creative Tech Arts (Design Studio) Fit black out blinds to Studio Fabric/ Painting Space The works were largely remodelling of the existing building to create open plan studio areas, with new plasterboard partitions to create a meeting room, office and communal room area. The majority of the remodelled rooms received new plasterboard wall linings incorporating inset rigitone acoustic boards. The existing soffit services were removed, made good and decorated prior to receiving the new studio services. One arts studio received an open plan acoustic felt batten ceiling with exposed services above. Floor finishes were predominately new acoustic underlaid vinyl, including cushioned studio flooring.Exposed soffit required coordination of our supply chain to ensure that existing ceilings were prepared and painted prior to any service installation. All specialist suppliers/subcontractors were briefed on the importance of maintaining a high quality of installation.

BROMLEY HIGH JUNIOR SCHOOL Live school site Complex logistics H&S interface Steel frame Info box:Client: Girls’ School Day TrustArchitect: IID Architects                        Project Manager: Tuffin Ferraby Taylor LLP                                                                    Value: £4.4m As part of GDST’s ongoing commitment to provide the best teaching and learning environments, Neilcott was appointed to undertake an extension and refurbishment of the Junior School facilities at Bromley High School. The school sought to provide enhanced specialist subject teaching facilities within a contemporary, uncluttered building with good daylighting and the ability to reconfigure the rooms to suit teaching requirements as they continue to evolve. The innovative use of space will enable pupils to benefit fully from the creative curriculum already in place and facilitate the drive to develop girls who are committed, composed, confident and courageous young women in the future. The scheme includes refurbishment and extension of the reception classrooms, a new extension to provide science lab, digital hub, art, craft, cookery, dance and flexible teaching and learning spaces around a courtyard, along with refurbishment of part of the existing building to create a new library and improved IT classroom and a new visitor entrance to create a welcoming face to the school. Extensions are single storey steel framed construction, with hollow core floor planks, masonry brick and blockwork walls, extensive curtain-walling and standing seam zinc roof. Innovative features include a cosy tree-house feature built into the new library, which has really captured the children’s imagination. The library has feature curved timber construction to enhance aesthetic appeal. A living wall has also been installed. A glass-walled collaborative learning area leads directly onto a beautiful new courtyard which features high-quality external landscaping with permeable surface replicating a river running through the centre.The dance and drama studio serves both Junior and Senior girls and is a wonderful addition to the school’s performance space with panoramic views of the grounds.

Wimbledon High School Phase 1 A & B

Following the success of both phases and another GDST project at Bromley high School, Neilcott negotiated directly with the Trust to undertake Phase 2 of the development at Wimbledon High to deliver a new £7m Sixth Form Centre. The Phase 1A new build extension is constructed using a steel frame with a SFS, insulated cavity, brick/blockwork and partial cladded outer envelope. Internal floors were formed using profile decking, concrete with a screed topping.  Access within the building is via a stairmaster permanent formwork concrete staircase and internal lift to all floors. A secondary external steel staircase has been installed to provide alternative means of escape. The roof is primarily constructed using metsec joists, OSB decking and a warm roof covering.

Neilcott was appointed to demolish seven garages within the existing Wellington Road Estate and undertake design and construction of two new three-storey townhouses within the garages’ previous footprint.  The new townhouses are affordable homes for social rent, built as three-bedroom homes, designed especially for families to address local need, with each designed for up to five people. Each house has its own private garden, with practical attractive landscaping, planting and paving. High quality materials were used, including brick in-keeping with the surrounding buildings.  In-line with Westminster City Council’s Climate Emergency declaration, the new homes have been built to modern, highly energy-efficient specifications to achieve Zero Carbon standards. Neilcott has been instrumental in developing tender specifications to achieve the required performance through: Additional PV panels Increased wattage of the original PVs shown at planning stage Gas fired boilers with flue heat recovery Enhanced building fabric u-values Detailed planning and multi-stakeholder engagement has been critical, with residents in close proximity and a concurrent construction project directly adjacent.
